What Is This CC&R (FACE Fund) Vote?

61.15% of our residents are still waiting to vote! IronOaks has four ways to fund these improvements. The vote currently in front of our residents poses one option to pay for community improvements that involves the FACE fund. This fund is paid into by new Homeowners when they buy a new home, and is not funded by current residents as an assessment. Please read to learn about all the funding options:

  1. New Homeowner Assessment (FACE Fund) is paid only when you buy a home in IronOaks, at the time of closing. The vote currently in front of homeowners is asking you to consider increasing the amount a new homeowner pays at home closing. The amount being considered is twice the current HOA annual assessment.This is the present CC&R we are voting on now!*
  2. Borrowing from a bank and using FACE money to repay the loan
  3. Special Assessment to current homeowners.
  4. Increase the Annual HOA assessment to current homeowners.

There are three parts to this ballot. The second gives current homeowners as of 1/1/2022 a one-time exemption from paying this special assessment (if not used previously) should they decide to buy another home in IronOaks.

Lastly, the Board can decrease this New Homeowner Special Assessment by a vote at a Board meeting. Any increase in the FACE beyond the 2 times the Board is asking for would need to go to a vote of homeowners (not Board members) and would be decided by the majority of votes cast.

COMMUNITY UPDATES

Intel Expansion and Old Price Road Improvements

MCDOT will be making improvements to Old Price Road north of Riggs Road. Improvements will include a traffic signal at Old Price Road and Riggs Road. The project will also rehabilitate the current pavement from Riggs Road to Teakwood Road. Pavement will be extended North of Teakwood Drive to the end of the County’s right of way (to about the end of the Iron Oaks development).

Trash Service: The Board Has Announced The Decision

Your trash will continue to be picked up on the current schedule - trash twice weekly, and recycling on the 1st and 3rd week of the month.

  • Right Away Disposal (RAD) is now Waste Connections of Arizona.  Your bill will look like the one pictured below.
  • As regards the bill residents received a week or so ago, please pay the current amount due, as this bill reflects your service for the next 6 months. 
  • Beginning April 1st, 2022, you will notice the new amount, $16.39, reflected on your bill (previously $17.48 or $104.88 bi-annually). The new amount will be billed quarterly, so you will see $49.44, four times per year.
  • Details on Free Bulk Service in November are coming soon.

Service Animals and Pet Access to IronOaks Community Buildings

Pets and any animal not considered a service animal under the ADA are not permitted in the Community Facilities. This includes restaurants, golf shops, clubhouses, art rooms, card player rooms, meeting rooms, etc.

  • Where pets are permitted on the community grounds, they must be on a leash and under control.  Service and assistance animals are allowed anywhere the animal's handler may go.
  • Service animals must be under the control of the handler at all times.
  • Handlers/residents are responsible for damage caused by an animal owned by the resident or under the control of the resident.

DINING NEWS

Overseed Hours at Grill on the Green, Now Through October 10th

Please note that during overseed (now through October 10th), Grill on the Green's hours will be as follows:

  • Monday, Tuesday, Thursday and Friday, 3:00pm - 8:00pm
  • Wednesday, Closed
  • Saturday and Sunday, 10:00am - 8:00pm

Bar will be open until 9:00pm on Monday, Thursday, and Sunday for football games. Enjoy a pitcher of beer for $10 and pretzel bites with beer cheese for $9, starting at 4:00pm!

Comment Card Overview

We had a total of thirty-two comment cards: four were positive, one was negative, and twenty-seven were neutral. In summary, many comments came in regarding landscaping. The negative comment came in for the pappardelle pasta lacking broccolini and sausage.  Positives included Michelle’s bartending and being able to anticipate our residents needs. Golf and Landscaping received some positive feedback.

Neutral comments included trash and landscaping, with bushes needing trimming and walkways needing attention. While the landscaping team works to complete overseed during the short window of opportunity when the nights are not too cool and the winter seed will germinate, some areas may be postponed for attention.

Patrol Wants to Help Keep Your Pets Safe

Fill out this form (PDF) and send it to Patrol, along with a photo of your pet. If your pet escapes, this may help get them home faster. In the past two weeks, the Patrol team has found two pups running free. One was returned home and the other was being checked for a microchip.
