Intel Expansion and Price Road Update

Old Price Road sits west of our community and provides access to the Field of Dreams Ballpark, and the Mossy Rock and Teakwood gates. Over the years, this road has been a quiet access point used mostly by our residents and those working the reservation fields or the storage facility. This road has the potential to be improved and become a direct route for Intel employees getting to work. Here is some additional information.

Tonight - Thursday, September 16th - at 6:00pm, Maricopa County Department of Transportation is holding a virtual webinar to provide additional information on the Old Price Road rehabilitation and expansion plans.

Please view this document (PDF) with details on how to participate in this important meeting.

Intel will also be hosting meetings in October to discuss landscaping plans for the construction, which has begun. Please see this document (PDF), and we will keep you informed as we learn more.

If you would like to sign up for updates from Intel, you may do so here.

Overseeding Begins

Over the next few weeks, as the weather starts to change from the heat of summer to milder temperatures, our landscape team prepares for overseeding the Bermudagrass with winter rye grass.

The preparation began in some areas the week of August 23rd. Why so early? These are areas around the Oakwood Clubhouse that have a very small window for preparation and planting of seed. You may be asking, "what preparation needs to be done to have a successful rye grass season?"

The landscape team starts preparing an area for seeding by lowering the heights that the grass is mowed, by a ¼ inch each week. This process will continue until we are down to one inch on all grass areas. As part of this preparation, the landscape team will begin to decrease the watering of the grass as well. This does not mean that the irrigation is shut off. It simply means that the length of time the irrigation runs - and the number of times per day - are reduced until an area is dry enough to mow at one inch.

As the height of the lawn mowers is lowered, the green color of the grass will diminish each week until we are down to the one-inch mark. At the one-inch mark, the grass will turn blonde in color. Please do not worry about the appearance at this point in the process, as this is part of the plan for a successful rye grass season. Once the mowing of the turf at the one-inch height - also known as "scalping" - is complete, the landscape team will begin to drop seed in the areas that have been prepared.

After the rye seed is spread in an area, watering will start at sunrise and run throughout the day, until close to sunset. There may be some pooling or runoff of water at first in some areas. Do not be alarmed by this. The landscape team will be adjusting watering times on an ongoing basis to eliminate this pooling.  According to the University of Arizona Cooperative Extension, after the seed has germinated and the area has a green cast, the frequency of irrigation can be cut back. However, if wilting of the new grass seedlings becomes evident, watering will be increased immediately.

The new grass will not be mowed until the entire area is approximately two to three inches tall. It generally takes about two weeks to get a good stand of annual ryegrass in the fall, so patience and diligent care are essential.

Overseeding is a dusty process and the landscape team will attempt to minimize the impact on our residents as best they can, but the dust is a necessary evil for a successful overseed.
For houses close to any turf areas, please make sure you are aware of the work going on to prepare your area for overseeding, and keep windows closed during daytime hours while work is in progress. This will help to keep the dust out of your homes.

This following schedule is where the landscape team will be working over the next few weeks:

September 20th | Field of Dreams Softball Field, North and South Price Lake
September 21st & 22nd | Ironwood, Finger Lakes area, Halley entrance, Clubhouse, and pools
September 23rd | Diamond Lake and trails in Unit 32
September 27th | Oakwood Clubhouse

Note, the exact schedule may change.

We had a total of 30 comment cards: four were positive, one was negative, and twenty-five were neutral.

In summary, the negative comment was regarding the pickle selection at Grill on the Green. Currently, bread & butter pickles are on the menu. It was commented that a good dill pickle is needed. Neutral comments came in for landscaping and general cleanup and pruning comments. On a positive note, one comment thanked the Board, Management, and team for "moving this community forward." Congrats to Heather and Jeff for additional kudos, and to Beth, Daniel, and Mike for great service at Stone & Barrel. Well done, team!
