Bill Affecting HOA and Collections

Good News, Bad News – Please Help!

As discussed at the Annual Meeting. SB1432, the bill allowing Associations to remove illegal and discriminatory language from the CCRs, was signed by the governor! That’s the good news. The bad news is that HB2648 has passed the Senate and will be going to the Governor for signature. This is the bill that will make it more difficult for Associations to collect delinquent assessments and enforcement of violations. Please help by contacting Governor Hobbs asking her not to sign this bill. The below link is a letter that you can use to contact the Governor regarding this bill. Please personalize it if you can Thank you for your help with this important legislation.

Rest assured, we will be communicating all the details, dates, and any closures to you in advance of any work. The road work on Champagne between Robson and Alma School will be between April 23rd and April 26th. This will be the largest part of the project and we will have an alternate route for you to take during this project. If you live on Champagne, we will be contacting you directly. If you have any questions or concerns, please contact Lynelle Glysson via email.

Weeds

With all the rain, weeds are rampant. Please be sure to pull or have a strategy to eliminate these weeds as our community enforcement liaison is taking note and sending out notifications. If you would like to view the violations and cure times, click here.

Have You Seen This Invasive Weed? Beware Of Stinknet!

Stinknet is a fast-moving invasive weed in Arizona. It has green “carrot-like” leaves, rounded flowers, and leaves a pungent smell. This weed can be allergenic. It emerges from November to April and starts flowering in February. Seed is easily spread by wind and traffic. It loves to sprout in the stones, along the cement, before the blacktop, and in driveway cracks. If you don't get rid of it, it will sprout all over our yards and into the desert. When it easily seeds into our Sonoran Desert, it crowds out native plants and grows in mats that are highly flammable during our hot summers. Please remove this noxious weed if you find it in your Sun Lakes yard. Do not be fooled by the bright, round yellow flowers. Please be vigilant and eliminate it.

IronOaks Racquet Club's Annual "Play It Forward 2024" Charity Event benefiting Neighbors Who Care

Join the fun on Saturday, April 6th, by playing pickleball and/or tennis, or by donating. We will offer both gender and mixed play at $20 each. Sign-ups are in the Racquet Center lobby. Matches begin at 8:00am, in 50-minute increments.

If you can’t play, kindly consider donating. Check with your Tax Advisor, as you could be eligible for a State Tax Credit. Checks should be made payable to Neighbors Who Care, noting it is on behalf of Play It Forward 2024.

Did you know that Neighbors Who Care serves 32 square miles? Sun Lakes is only 19% of their service area, but 80% of their workload. Through the support of volunteers, they help seniors remain independent and live fulfilling lives in their own homes. Thank you for your support of this worthy cause!
